Thrive Living Breaks New Ground: Ben Shaoul’s Ambitious Costco-Apartment Hybrid
Thrive Living, led by its prominent founder Ben Shaoul, has embarked on an innovative real estate venture in Baldwin Hills, Los Angeles. The project marks a significant milestone as the first-ever U.S. development to combine a Costco store with residential apartments, reshaping urban living dynamics.
Ben Shaoul and his team have begun construction on a six-story building at 5035 West Coliseum Street. This venture is notable not only for its mixed-use design but also for its scale and ambition. The ground floor will house a Costco Wholesale outlet, providing a retail anchor for the community, while the upper levels will feature 800 residential units.
Of these units, 184 are designated as affordable housing, reflecting a commitment to inclusivity in housing solutions. Thrive Living, under Shaoul’s leadership, is financing this project privately without relying on traditional government subsidies, a move that underscores the company’s unique approach to real estate development.
The architectural design, courtesy of Orange-based AO, emphasizes modern aesthetics with prefabricated modular units. These modules will be assembled on-site, showcasing a streamlined construction process. The design includes inset balconies and windows framed with gray and brown trims, adding a touch of elegance to the urban landscape.
In addition to residential and retail spaces, the development promises a range of amenities. Residents will have access to landscaped courtyards, a rooftop pool, fitness areas, and community gardens, enhancing the living experience.
Ben Shaoul’s strategic vision for Thrive Living extends beyond this project. Last year, his company acquired the nearby Baldwin Hills Shopping Center for $37.3 million, indicating a broader interest in revitalizing the area.
With the anticipated completion date in early 2027, this ambitious project is poised to redefine mixed-use developments in the United States, aligning with Shaoul’s forward-thinking approach to urban living.
